How to Fix a Cracked Garage Floor in Arkansas

If your garage floor looks like a road map of cracks, you're not alone. Arkansas weather is exceptionally tough on concrete — and most NW Arkansas homeowners will deal with a cracked garage floor at some point. The good news is that most cracked garage floors can be repaired and protected without tearing out the entire slab. Here's what you need to know.

Why Arkansas Garage Floors Crack

NW Arkansas sits in a climate zone that's hard on concrete. The combination of clay soil, seasonal temperature swings, and precipitation creates conditions where concrete cracks are nearly inevitable without a protective coating from the start.

Freeze-thaw cycles: Water seeps into tiny pores in the concrete, then freezes and expands with 9% more volume than liquid water. That pressure cracks the concrete from within. NW Arkansas averages 20–30 freeze-thaw cycles per year.
Arkansas clay soil movement: The expansive clay soils in Washington and Benton counties shrink when dry and expand when wet. That constant movement shifts the slab and causes cracks — especially in the first 5–10 years.
Settlement and shrinkage: Freshly poured concrete shrinks as it cures — typically 1/16 inch per foot. This normal shrinkage creates hairline cracks. Settlement of the subbase beneath the slab can create larger structural cracks.
Moisture vapor pressure: Groundwater pushes up through the slab from below, especially in spring when the water table is high. This vapor pressure weakens the surface and can cause both cracking and coating failure if not addressed.
Heavy load stress: Loaded trailers, heavy vehicles, or equipment concentrated on unsupported slab sections can cause stress cracks — especially on thinner residential slabs.

Types of Garage Floor Cracks — and What Each One Means

Not all cracks are created equal. Here's how to read what you're looking at:

Hairline cracks (surface-only, less than 1/8 inch wide)

Low

Almost always repairable. These are typically shrinkage or frost cracks limited to the surface layer. Grind, fill, and coat.

Settlement cracks (runs straight across a section, medium width)

Moderate

Usually repairable if the slab sections haven't shifted significantly. We fill and bridge these with the coating system.

Cracks with displacement (one side higher than the other)

Moderate to High

Still often repairable with grinding to reduce the lip, filling, and coating — but it depends on how much the slab has moved.

Spider-web or map cracking (fine network of cracks over a large area)

Low to Moderate

Usually surface-level deterioration from de-icing salt or poor original pour. Grinding removes the damaged layer; epoxy seals it.

Wide structural cracks (1/2 inch or more, running full depth)

High

May require more extensive repair or partial slab replacement if the slab is structurally compromised. We assess on-site.

Repair vs. Replace: How to Decide

The key question is whether your slab is structurally sound. Surface cracks and even moderate settlement cracks can almost always be repaired and coated. Full replacement is only warranted when the slab itself has failed — severe heaving, large sections broken apart, or structural cracks that have significantly displaced the slab.

The Right Way to Fix a Cracked Garage Floor

The most important thing to understand: caulking or patching a crack without addressing the surface prep and moisture problem will fail within 1–3 years. The crack will come back, or the patch will pop off. A proper repair involves the whole surface, not just the visible crack.

Assess the slab

Check every crack. Determine if displacement has occurred, test for moisture, and decide whether the slab is a coating candidate or needs structural intervention first.

Diamond grind the entire surface

The whole floor — not just around the cracks. This removes weak surface concrete, opens pores for bonding, and creates a uniform profile for the coating to grip.

Fill and bridge all cracks

Flexible joint filler is worked into every crack. Deep cracks get multiple passes. Pits and spalled areas are filled and leveled.

Apply vapor-blocking base coat

This is the critical step most people skip. A moisture-vapor-blocking epoxy base coat stops water pressure from pushing up through the slab — the primary cause of future coating failure.

Apply full epoxy system

Broadcast flake, metallic, or solid epoxy over the prepared surface. The coating bridges the repaired cracks and provides a sealed, hard-wearing surface.

High-wear UV-stable topcoat

A commercial-grade topcoat seals everything and provides the final durability layer — resistant to hot tire pickup, oil, chemicals, and UV yellowing.

How Long Does It Take?

A standard 2-car garage floor repair and epoxy coating takes 1–2 days. Day one is surface prep and base coat. Day two is topcoat. Walk-on time is 24 hours after the final coat. Drive-on time is 72 hours. Most homeowners can park in their garage by the end of the third day.

What About DIY Crack Repair Products?

Hardware store crack fillers, concrete caulk, and floor paint can work for small isolated cracks if you just need a temporary fix. The problem is that they don't bond to deteriorated concrete well, they don't address moisture, and they don't protect the rest of the floor from future cracking.
